REAC Physical Inspections

LOMOD performs preliminary follow-up on Real Estate Assessment Center (REAC) Uniform Physical Conditions Standards (UPCS) Inspections that the REAC inspectors have conducted on properties in its portfolio to help ensure that all residents receive the benefit of safe, decent, sanitary housing.

During a REAC physical inspection, the REAC inspectors will provide a Notification of Exigent and Fire Safety Hazards Observed Citation. The owner is required to correct cited violations immediately, but no later than three (3) business days from the date of the inspection. Upon receiving notification that EH&S (Exigent Health and Safety) violations were found, LOMOD will contact the owner to request certification that EH&S deficiencies were mitigated within three (3) business days of the REAC inspection.  LOMOD will also fax a blank certification form along with a notification letter to the owner/agent.  LOMOD will follow up with the owner/agent until a completed certification is received.

If the owner/agent is appealing the EH&S item with REAC-HUD, the appeals process detailed on the physical inspection report cover letter should be followed.  LOMOD also needs a copy of the owner/agent’s appeal notice in order to indicate that the item is being appealed in iREMS.  LOMOD will follow up with the owner/agent until REAC-HUD makes a decision on the EH&S items.
